About

442 m / 117-storey luxury supertall residential tower at Lower Parel, Mumbai — when complete (target 2027), India's tallest residential building.
Also known asLodha World OneLodha World Towers

World One — also called Lodha World Towers — is a mixed-use luxury residential supertall under construction at Lower Parel in Mumbai. When completed (currently target 2027 after multiple delays from earlier 2014 and 2020 dates), it will be India's tallest residential building at 442 metres / 117 storeys, surpassing the existing Palais Royale (currently India's tallest at 320 m).

The project is developed by Lodha Group, designed by Pei Cobb Freed & Partners (USA — the firm of I.M. Pei who designed the Louvre Pyramid + Bank of China Tower Hong Kong), and constructed by L&T. Foundation works began in 2010 and structural construction has progressed in phases — by late 2024 the tower has reached 100+ storeys with topping-out targeted for early 2026.

The tower is part of a 17-acre complex (Lodha Place) that also includes the World View tower (78 storeys) and the World Crest tower (40 storeys) — making this Mumbai's largest single luxury-residential project. The 442 m supertall houses ultra-premium 4-9 BHK apartments at prices of ₹15-50 crore per unit, primarily marketed to NRI and HNI buyers.

Key engineering features include: 12 m × 12 m central concrete core, post-tensioned floor slabs to enable cantilevered apartment floors, 200 km/h design wind speed for the upper floors (coastal Mumbai exposure), Tuned Mass Damper (TMD) on the 110th floor for wind sway reduction, and dual-redundant high-speed elevators at 7 m/s. The tower's location at Lower Parel places it within the Mumbai Mill Lands redevelopment zone — a strategic transformation of former industrial land into Mumbai's premium central business district.
