For short ramps (rise <150 mm), slopes up to 1:10 are acceptable. Ramp width minimum 1.2 m (preferred 1.5 m). Handrails on both sides at 750 mm and 900 mm heights. Landing at top, bottom, and every 9 m of ramp length (or at change of direction). Non-slip surface mandatory.
Setback distances are governed by state/municipal Development Control Rules (DCR) and vary widely by location, plot size, and building height. Typical residential setbacks: front 3-6 m, sides 1-3 m, rear 2-4 m. Commercial/high-rise setbacks are larger. Setbacks provide light, ventilation, fire access, and road widening space. Always consult the DCR applicable to your plot (Mumbai DCR, Bengaluru BDA, DDA for Delhi, Pune PMC, etc.) — NBC provides general guidelines but state rules prevail for approvals.
NBC 2016 Part 9 Table 1 gives minimum plumbing fixtures by occupancy. Office buildings: 1 WC per 25 males, 1 per 15 females; 1 urinal per 25 males; 1 washbasin per 20. Schools: 1 WC per 40 students; separate male/female. Assembly (cinemas, halls): 1 WC per 100 females; urinals per 100 males. Hotels: 1 WC per room. Shopping complexes: 1 WC per 400 m² of retail area. Industrial: 1 WC per 25 workers. Always round up, never down.
Per NBC 2016 Part 3 Clause 8.2.5 and Part 8 Section 1 (Lighting & Ventilation): Window area for natural lighting and ventilation should be minimum 10% of the floor area of the room (1 m² window per 10 m² of floor). For kitchens, minimum 1 m² with at least 50% openable. For bathrooms, 0.3 m² with 100% openable (or mechanical exhaust). Habitable rooms must have at least one window to outside air — internal 'borrowed' light from other rooms is not acceptable for primary habitable spaces.
NBC 2016 Part 4 (Fire & Life Safety): Travel distance to a fire exit staircase — Residential 22 m (max from any point), Business 30 m, Assembly 22 m, Industrial 45 m. Number of staircases — every building above 2 floors needs minimum 2 independent escape staircases. Fire staircase width — based on occupancy load, but minimum 1.0 m for residential, 1.5 m for commercial, 2.0 m for assembly. Staircase pressurization mandatory in high-rises above 15 m. Fire exit doors must open outward with panic bar hardware.
NBC 2016 by itself is advisory until adopted by a state or municipality through its Development Control Rules (DCR). Most major Indian states and municipalities have adopted NBC 2016 (with state-specific modifications) as part of their DCR — once adopted, NBC becomes statutorily binding for construction in that jurisdiction. For example: Mumbai DCR, Delhi Master Plan DCR, Bengaluru DCR, Pune Municipal Corporation DCR all explicitly reference NBC 2016. A building plan that violates NBC rules (as adopted) will not get municipal approval.
