The InfraLens Construction Cost Calculator estimates per-square-foot building cost for over 60 Indian cities, broken down by quality grade (Basic, Standard, Premium, Luxury), floor count, soil type and roof type. Rates are reviewed monthly against published builder data, NoBroker / Houseyog / Housewise medians, and verified subscriber projects.
Use it to size a budget before approaching architects or contractors, to sanity-check a quotation you've received, or to compare two cities head-to-head. The calculator also outputs material quantities (cement bags, TMT steel weight, brick count, RMC volume) per IS 1200 measurement conventions, plus labour-day estimates aligned to CPWD productivity norms.
Each city has a base Standard-quality rate (₹/sqft) derived from a weighted blend of three sources: published broker indices (NoBroker, Houseyog, Housewise), MoUD city-wise CPWD multipliers, and direct submissions from InfraLens users. Quality multipliers — Basic 0.78×, Standard 1.00×, Premium 1.35×, Luxury 1.85× — apply per a survey of finishes (tile grade, plumbing fixtures, joinery class, paint type). Floor count adds 4-7% per additional storey to cover formwork hire and lift / staircase construction. Soil type modifies the foundation cost band: hard-rock −3%, sandy-loam baseline, soft-clay +5-8% to reflect deeper footings or rafts.
Civil RCC frame, brickwork, plaster, flooring, doors and windows, sanitary fittings, electrical wiring, basic painting, and overheads. Excludes: land cost, soil testing (₹8K-15K), architect fees (₹15-25/sqft), municipal approvals (₹5K-50K), anti-termite treatment (₹5-8/sqft), septic tank (₹30K-60K), boundary wall, landscaping, and luxury imports. Add 15-25% for the commonly missed cost band per the calculator's smart-tips panel.
Per IS 456:2000 RCC frame standards, quantities are computed at: cement 0.40-0.48 bags/sqft (OPC 43 / IS 8112 or PPC / IS 1489), TMT steel Fe500D 3.5-4.5 kg/sqft (IS 1786), bricks 8-12 per sqft of wall (red clay or fly-ash per IS 12894), aggregate ratio 1:1.5:3 for M20 nominal mix. Wastage allowance: cement 5%, steel 3%, bricks 8%, sand/aggregate 10%. Calculations cross-check against IS 10262:2019 mix-design proportions for the chosen grade.
Standard rate for Bangalore: ₹2,300/sqft. Two floors with 7% G+1 uplift on second-floor cost: 1,200 × ₹2,300 × 1.035 = ₹28.6 L base. Add 18% professional fees + missed-cost reserve: ₹5.15 L. Total estimate: ₹33.7 L. Material breakdown: 504 cement bags (₹1.94 L at ₹385 / bag PPC), 4,800 kg TMT steel (₹3.36 L at ₹70/kg Fe500D), 12,000 bricks (₹84,000 at ₹7 each fly-ash), 80 m³ RMC M25 (₹4.0 L at ₹5,000/m³). Labour: 380 mason-days, 760 helper-days at prevailing Bangalore rates. Timeline: 9-11 months for Standard finish.
The calculator targets ±10-12% accuracy on the per-sqft figure for Standard quality, and ±15% on quantities. Real projects deviate from this band most often due to (a) plot constraints requiring deeper foundation, (b) finish upgrades during construction, (c) compliance costs (fire NOC, parking podium) not in the base estimate. Use the output as a budgeting baseline, then refine with three contractor quotes.

Typical 2BHK built-up area is 900-1,100 sqft; 3BHK is 1,400-1,700 sqft. Multiply by the city's Standard rate, add 7% per additional floor, then add 18-22% for fees and missed costs. A 1,000 sqft 2BHK in a Tier-2 city (₹1,800 base) lands around ₹22-26 L all-in for Standard finish.
Basic (0.78×): ceramic tile flooring, single-brand sanitary, plywood doors, distemper paint — load-bearing or RCC frame. Standard (1.00×): vitrified tile, branded CP, flush doors, emulsion paint, RCC frame mandatory. Premium (1.35×): granite + marble, premium CP, teak / engineered-wood doors, designer lighting. Luxury (1.85×): imported stone, Kohler / Grohe fixtures, Italian marble, smart-home wiring, false ceiling throughout.
