What is rate analysis?

Rate analysis — or analysis of rates — is how the cost of one unit of construction work is built up from first principles: the quantity of each material it consumes (cement, sand, aggregate, steel, bricks, tiles, paint…), the labour (mason, helper, bar-bender, painter…), and the machinery, all priced at current market rates. Water charges (1%) and the contractor's profit & overheads (15%) are added to reach the finished rate per cum, sqm or tonne.

Frequently asked questions

What is rate analysis (analysis of rates)?
Rate analysis is the standard way to work out the cost of one unit of construction work — say 1 cum of M20 concrete or 1 sqm of plaster — by adding up the material, labour and machinery it consumes, then adding water charges and the contractor's profit & overheads. It's how CPWD's DSR and every state Schedule of Rates is built up.
How accurate are these rates?
The coefficients (quantities of cement, sand, steel, labour, etc. per unit) are standard CPWD-style values; the prices are live market ranges for each city. The output is a realistic estimate band — good for budgeting and cross-checks — but actual tendered rates vary with brand, quantity, lead, site conditions and contract terms.
Which cities are covered?

Do these rates include GST?
No. The rates are works rates (material + labour + machinery + overheads). GST and any cess are applied separately on the final bill as per the applicable rate for works contracts.
Does the concrete rate include steel and shuttering?
No — concrete rates are concrete-only. Reinforcement steel (cut–bend–place) and formwork/shuttering are listed as separate items, the way a Schedule of Rates keeps them.
