- Roof waterproofing (DSR 22.6 at ₹689/m²) is mandatory for any flat RCC roof in India — prevents seepage + protects steel. Use polymer modified bitumen membrane or cementatious crystalline coat.
- Excludes: electrical wiring + fittings + DB + meter board (separate vendor, ~₹100-200/sqft); plumbing for toilet + wash basin + water connection (separate, ~₹40-60/sqft); furniture (chairs, tables, beds, almirahs); ramp + railings for accessibility (mandatory per Harmonised Guidelines); compound wall (use [Compound Wall](/boq/compound-wall) template); water tank + pump set; lightning protection rod; signage + flag pole; landscape + garden + plantation.

Standard sizes for each public building type
**PHC / Sub-Centre** (Indian Public Health Standards 2022): outpatient room + nursing room + waiting + bathroom — typically 10 × 6 m (~60 m²). Drug storage + RO water + IFA examination — separate small annexe (not in this template). **Anganwadi** (ICDS guidelines): classroom + kitchen + toilet — typically 7 × 5.5 m (~38 m²). Outdoor play area separate. **Primary School (1 classroom)** (Swachh Vidyalaya + RTE): classroom + verandah + 2 toilet cubicles — typically 8 × 6 m + 2 × 6 m verandah. **Panchayat Bhawan** (Gram Panchayat Capacity Building Scheme): meeting hall + secretary's office + record room + 1 toilet — typically 10 × 7.5 m (~75 m²). Each has architectural-typology drawings published by the respective ministry — this Builder gives the structural BOQ, not the room-layout.
Why a single-storey RCC frame instead of load-bearing brick
For a public-building plan area > 35 m² + 1 storey, RCC frame is faster + more seismic-resistant + allows future addition of a first floor. **Load-bearing brick** (no columns, walls carry the roof load directly): cheaper for very small structures < 25 m² + only single-storey forever. Cracks easily in seismic zones IV-V. Not preferred for institutional / government buildings. **RCC frame** (this Builder): isolated footings + 300×300 mm columns + tie beams + slab. Slightly more expensive (~15-20%) but seismically safe, allows for vertical extension, longer lifespan. NBC 2016 + IS 1893 + IS 13920 prescribe RCC frames for all public buildings in zones IV-V; preferred in zones II-III too.
