| Your inputsTank capacity 25 kL · Staging height 12 m · Staging columns 4 columns · Column section 450 × 450 mm · Tank wall thk 200 mm · int. waterproofing | TOTAL | ₹10,44,269 | ||||
- Default 25 kL × 12 m staging = JJM Village Water Supply Scheme standard for a village of ~300-500 households. Sized at 135 lpcd × 8-hour storage capacity per CPHEEO Manual on Water Supply.
- Tank diameter auto-derived from capacity + liquid depth. For 25 kL: dia ≈ 3.5 m × 2.7 m liquid depth. For 100 kL: dia ≈ 6.0 m × 3.5 m liquid depth.
- Steel quantity uses 130 kg/m³ of RCC — typical for water-retaining structures per IS 3370 (higher than non-water RCC: 1.6-1.8% by volume vs 1.2% for normal slabs).
- Tank walls are 200 mm by default — adequate for 25 kL with 2.7 m liquid depth. Bump to 250 mm for ≥ 50 kL or seismic Zone IV-V.
- Cylindrical shuttering uses 20% extra cost per DSR 5.9.14 (built into shutter_tank_walls formula × 1.20).
- Dome roof uses 125 mm RCC (DSR 5.5). Alternative: precast prestressed dome or flat slab — different DSR codes, not in this Builder.
- Internal waterproofing (DSR 22.5) is the IS 3370 crack-control rule — mandatory for water tanks, prevents seepage + maintains water quality.
- Excludes: stairs / cat-ladder to tank top (₹15-25k typical, MS angle iron); RCC column ties / horizontal bracing between staging columns (every 3 m vertical, ~10% of column volume); roof-top access manhole + ventilator; level indicator + electrode-based water-level sensor; ladder + safety cage; lightning protection rod (LPS); inlet pipe + sluice valve + non-return valve + bypass; chlorination disinfection chamber (typical at WTP, not OHSR); painting / external finish; submersible pump (separate JJM line item).
**OHSR (Overhead Service Reservoir)** is the universal water-supply structure in Indian villages + urban housing colonies — every JJM (Jal Jeevan Mission) village scheme builds one, every government housing project includes one. The IS 3370 + IS 11682 + CPHEEO Manual standard configuration: cylindrical RCC tank with conical or flat bottom + dome roof, raised on 4-6 RCC staging columns founded on a raft slab. Sizes 5-100 kL depending on user-count, with 12-18 m staging height to maintain gravity head pressure across the distribution network. This BOQ Builder generates the complete cost per CPWD DSR 2023.
JJM-standard OHSR sizing
JJM specifies **135 lpcd** (litres per capita per day) for rural household water supply. Standard sizing: tank capacity = (population × 135 lpcd × 1/3 day) = roughly **45 litres/person**. So a village of 500 people needs ≈ 25 kL tank. JJM-recommended sizes: **5 kL** for hamlet < 100 people; **10 kL** for 100-200; **25 kL** for 200-500 (the workhorse); **50 kL** for 500-1000; **100 kL** for 1000-2000. Larger settlements use multiple OHSRs or a single ground-level reservoir + boosting pumps. Staging height = 12 m default — provides ~6 m head at the farthest house with gravity flow. Increase to 15-18 m for hilly terrain or large distribution networks.
Construction sequence + special considerations for water tanks
**IS 3370 (Code for Concrete Structures for Storage of Liquids)** is the governing code. Key differences from ordinary RCC: (a) **Crack width control** — IS 3370 Part 2 limits crack widths to 0.2 mm vs 0.3 mm for ordinary RCC; this drives higher steel ratios (1.6-1.8% by volume); (b) **Cover** — minimum 40 mm clear cover to reinforcement vs 25 mm for ordinary RCC; (c) **Concrete grade** — M-25 minimum per IS 3370; M-30 preferred for ≥ 50 kL; (d) **Construction joints** — must have water-stop bands (PVC waterstops, 230 mm wide) at horizontal joints; (e) **Internal waterproofing** — cementatious crystalline coat on internal faces, mandatory per IS 3370 Part 2 Cl. 5.4; (f) **Water testing** — fill to top + observe leakage for 7 days before painting / commissioning. Failure means re-do the waterproofing layer.
