Definition

Built-up area is the total covered floor area of a unit including the carpet area plus the area occupied by the unit's own walls (internal and the unit's share of external/party walls) and its balconies and terraces. It is broadly equivalent to the plinth area attributable to the unit and is typically 10-15% larger than carpet area.

It sits between carpet area (net usable) and super built-up area (which loads in a proportionate share of common lobbies, staircases, lift wells, generator room, etc., often via a 'loading factor' of 1.25-1.45). IS 3861 'Method of measurement of plinth, carpet and rentable areas of buildings' is the Indian Standard governing how each is computed, important for billing, tax and tendering consistency.
