- **Default size 4 × 3 × 3 m** (12 m² floor area) is the JJM-recommended minimum for a typical village pump-house housing one centrifugal pump (≤ 25 HP) + valve gallery + chlorinator + 1-panel MCC. For larger pumps (50+ HP) bump to 5 × 4 m; for OHSR adjacent pump-house with bigger pump-set 6 × 4 m.
- **Clear height 3.0 m** allows: pump assembly with foundation block + impeller removal clearance + monorail hoist (for pumps > 15 HP) + good air circulation. Higher (3.6 m) needed if monorail / chain-block is provided for heavy pump-set lifting.
- **RCC roof slab 150 mm** with 10 mm bars @ 150 c/c bothways + edge beam 230 × 300 mm — adequate for a 4-5 m clear span. For wider spans (> 5 m) add an intermediate beam. Steel ≈ 110 kg/m³ (slab + beam combined).
- **Plinth height 600 mm** above NGL — prevents stormwater ingress during monsoon flooding. For flood-prone sites bump to 900-1200 mm + add waterproof DPC at two levels.
- **Foundation depth 900 mm** is adequate for normal soil. For black-cotton soil bump to 1.5 m + add 100 mm sand cushion; for hard-rock 600 mm with rock-cut foundation.
- **Steel door 1.0 × 2.1 m** lockable — pump-house is unattended, security is essential. Heavy MS door with night latch + dead-bolt. **Window 1.2 × 1.0 m with welded MS grill** for ventilation + anti-theft.
- **Ventilators 2 nos** at top of wall (450 × 300 mm with louvers + grill) for cross-ventilation — prevents motor overheating + clears chlorine fumes from chlorinator room.
- **Cement-tile floor** (DSR 11.36.2) is recommended over plain PCC — easier cleaning, more hygienic for chlorinator handling, longer wear life under foot traffic. Skip if budget-tight; PCC 75 mm finished smooth is acceptable.
- Excludes: pump-set itself + foundation block (size depends on pump make/model — typically 600 × 600 × 600 mm M20 RCC); chlorinator + dosing pump; MCC panel + cabling; outside earthing pit; fencing around pump-house (use [Boundary Wall](/boq/boundary-wall) for compound wall); access road / approach paving; electricity service connection from grid.
- **Cost estimate** for default 4 × 3 × 3 m pump-house with all options enabled: approximately **₹3-4 lakhs** per CPWD DSR 2023 rates (excluding GST + contractor profit). Larger 5 × 4 m sizes ₹5-6 lakhs.
A **Pump House Building** is the small single-storey enclosure that houses every village water-supply scheme's pump-set + chlorinator + control panel + valve gallery. Every JJM scheme has one — at the borewell head, at the WTP outlet, at the intake-well bank. Per **JJM Operational Guidelines + IS 4014 + CPHEEO Manual** the standard pump-house is brick masonry walls with RCC roof + cement-tile floor + steel door + lockable window + top ventilators — sized 3-6 m square depending on pump capacity. This Builder generates the full BOQ for the building SHELL (civil + finishes); the pump-set + chlorinator + MCC panel themselves are separate procurement.
What goes inside a JJM village pump-house
A typical 4 × 3 m village pump-house contains: **(1)** Centrifugal pump-set on RCC pedestal (typically 5-25 HP for village scheme; 50+ HP for cluster scheme) — pump + motor + base-plate + coupling guard; **(2)** Suction + delivery pipe gallery with strainer + foot valve at intake end, NRV + sluice valve + pressure gauge at delivery end; **(3)** Chlorinator + dosing pump + chlorine solution tank — typically wall-mounted in a corner with dedicated ventilation; **(4)** MCC (Motor Control Centre) panel — incoming feeder + breaker + DOL or star-delta starter + ammeter + voltmeter + signal lamps; **(5)** Bulk meter at delivery line for NRW measurement; **(6)** Earthing pit at one corner; **(7)** Spare-parts cabinet + tools + operator log-book stand. Size scales with pump capacity — small village (≤ 10 HP pump) needs 3 × 3 m; medium (10-25 HP) 4 × 3 m; large cluster (50+ HP) 5 × 5 m or larger.
Foundation + roof design rationale
**Foundation strip 900 mm deep + 600 mm wide** with PCC bed is adequate for normal SBC ≥ 100 kN/m² soil — pump-house is light load (≤ 50 kN/m² ground reaction). For black-cotton expansive soil bump foundation depth to 1.5 m + add 100 mm sand cushion to absorb seasonal swell. For hard-rock sites 600 mm rock-cut foundation suffices. **RCC roof slab 150 mm** with edge beam 230 × 300 mm carries the slab dead-load + 1.5 kN/m² live load (per IS 875 Part 2 for inaccessible roof) easily for 4-5 m clear span — typical pump-house. For wider spans (> 5 m) add intermediate beam to keep slab thickness reasonable. Steel ~110 kg/m³ (slab + beam combined) per IS 456 design — 8 mm @ 150 c/c bothways in slab + 4-12 mm bars in beam + 8 mm stirrups @ 150 c/c.
