**Pradhan Mantri Awaas Yojana - Gramin (PMAY-G)** is India's largest housing scheme — 30+ million rural houses sanctioned since 2016, replacing the older Indira Awaas Yojana (IAY). The standard PMAY-G unit is a **1BHK house with 25 m² built-up area**: one multi-purpose hall, a kitchen, a toilet, and a small verandah. PMAY-G type design — what the 25 m² is for
**Hall (~12 m²)** — multi-purpose room used for sleeping (with rolled-out mat or single cot), eating, and visiting. **Kitchen (~4 m²)** — small attached cooking area with a single window for ventilation. **Toilet (~3 m²)** — Indian-pan WC + tap + small wash space; outside-attached but with a connecting door. **Verandah (~5 m²)** — covered front porch, used for evening sitting, drying clothes, child play. The 25 m² is the BIS-recommended minimum for a 4-person rural family; states with higher land availability often build 30-40 m² houses using own funds on top of PMAY-G subsidy.
Why load-bearing masonry (no RCC frame) for PMAY-G
**Single-storey + small footprint + light loading** → 230 mm brick walls can carry both the wall self-weight and a 100 mm RCC roof slab (or GI sheet) without needing a separate RCC frame. This is mainstream practice in rural India + saves ~25-30% of structural cost vs RCC framed equivalent. **When to switch to RCC frame**: planning to add a first floor later (PMAY-G allows incremental construction); seismic Zone IV-V site (Himalayan belt, parts of NE, Gujarat Kutch); plot has poor SBC (< 50 kN/m²) requiring raft foundation; building is wider than 6 m clear span (RCC slab gets too thick for load-bearing walls).
