Per **IS 456 + IS 1893 + IS 13920 (ductile detailing) + NBC 2016**, the standard construction uses isolated/combined RCC footings + 400-450 mm columns + 230×500 mm primary beams + 150 mm floor slabs + RCC dog-leg staircase + optional lift shaft + 230 mm brick infill walls + finishes. Higher steel ratio (~170 kg/m³ of total RCC) than low-rise buildings due to seismic ductility requirements. When G+3 / G+4 / G+5 — and what changes
**G+3 (4 floors total)** is the most common urban small-apartment / office configuration — 8-16 dwelling units, doesn't always need a lift (recommended), simpler structural design. Columns typically 400×400 mm M25. **G+4 (5 floors total)** crosses the lift-strongly-recommended + foundation-deepening threshold. Columns 450×450 mm M30. **G+5 (6 floors total)** is the lift-MANDATORY boundary per NBC + accessibility guidelines; also crosses the IS 13920 ductile detailing strictness threshold (now mandatory at every joint). Columns 500×500 mm M30. **Beyond G+5** (G+6 and above), structural design moves into 'mid-rise' territory: combined footings or raft, seismic isolation considerations, fire-fighting tank + dedicated stair pressurization. Use specialised structural-design + this template no longer fits — switch to a high-rise design course / consultant.
Per-sqft cost reality check
**CPWD DSR 2023 rates**: ₹1,250-1,650 per sqft of total built-up area for basic civil + finishes shell. **Market turnkey rates** for residential apartment buildings in 2026: ₹1,800-2,200 per sqft (tier-2 city, premium finishes) / ₹1,500-1,800 per sqft (tier-3 city, basic finishes) / ₹2,400-3,200 per sqft (tier-1 city, premium-to-luxury). The 30-50% gap vs DSR is the same as for G+1 — DSR excludes contractor profit, fittings, fixtures, market premium.
