How much should a 1200 sqft G+1 house cost in 2026?
**Per CPWD DSR 2023 rates**: approximately ₹14-18 lakh for the basic shell (civil + finishes + doors + windows + roof waterproofing). **Per market private-contractor rates**: ₹22-30 lakh turnkey at ₹1,800-2,500 per sqft. The 30-50% gap vs DSR is because: (1) DSR excludes contractor's 15-20% profit margin; (2) DSR excludes ad-hoc fittings (electrical, plumbing, kitchen, wardrobes); (3) DSR uses standardised mix designs / labour rates that don't reflect tier-2/3 city premiums; (4) Private contractors add 8-12% rate-creep for site contingencies. Use DSR rates for cost benchmarking / consultant fee discussions — use market rates for actual contracting.
Why RCC framed vs load-bearing for G+1
**Load-bearing masonry** (used by [PMAY-G House](/boq/pmay-g-rural-house) at 25 m²) becomes impractical at 1200 sqft + 2 storeys because: (1) wall self-weight + slab load on the lower floor's brick walls requires 345 mm or even 460 mm walls — costly + wastes floor area; (2) seismic resistance per IS 13920 is poor in load-bearing for spans > 5 m; (3) future modification (knock-out walls for open kitchen) is impossible without major retrofit. **RCC frame** decouples the load path (columns carry vertical, beams carry horizontal/seismic) and lets walls be only 230 mm infill. Standard practice for any house ≥ 80 m² + 2+ storeys + urban-tier site.
