Notes & assumptions
  • **Ceiling type selection** — Gypsum (default, modern): flat smooth finish, takes paint well, easy to repair, professionally framed; cost ₹85-130/sqft installed. POP (traditional): hand-applied 2-coat punning over framing, lower-cost, plaster cracks visible in 8-10 years, traditional cornice ornamentation possible; cost ₹70-110/sqft. PVC (utility): water-resistant, ideal for kitchen + bath, cheap, plastic look (NOT recommended for living rooms); cost ₹55-90/sqft. Armstrong (commercial): tile-on-grid system, removable for service access, used in offices + clinics; cost ₹95-160/sqft.
  • **Cove depth + lighting** — A 200 mm perimeter cove drop (with concealed LED strip behind it) is the modern signature of a designed living-room ceiling. Without cove lighting, a flat false ceiling looks unmotivated. Deeper coves (300-450 mm) allow multi-level architectural drama but reduce ceiling height — only if your slab-to-floor height is > 3 m.
  • **Designer multi-level / floating ceiling** = stepped pattern, drop boxes, geometric shapes; can add 30-60 % to base ceiling area + 50-100 % to cost. Reserve for hero rooms (entrance lobby, living, master bedroom).
  • **Downlight planning** — Rule of thumb: 1 downlight per 8-12 sqft of ceiling area for ambient, 1 per 4-6 sqft for accent. 7-9 W cool-white LED is standard; 4 W warm-white for ambient living. Driver-on-board (DOB) ₹150-250 each, separate-driver ₹350-600 each (longer life).
  • **Curtain box** — recessed channel at window edge (typically 150 × 100 mm) hides curtain rod + creates clean line of curtain falling from ceiling. ₹450-700 / Rft.
  • **AC duct cut-out** — every split-AC indoor unit or central-AC grille position needs a cut-out in the false ceiling. Plan locations BEFORE framing — retrofit cut-outs are visible.
  • **Cost target** for default 800 sqft + gypsum + 4 rooms + 200 mm cove + 24 downlights + cove lighting + 6 curtain boxes + 2 AC openings + painting: approximately **₹1.1-1.4 lakh**. Premium designer multi-level variant: ₹1.8-2.5 L for same area.
  • **Excludes**: structural slab repair (use [PMAY-G Rural House](/boq/pmay-g-rural-house) line items for slab); ceiling fan installation (₹2-12k each + electrical point); chandelier (₹15k-3L); skylight cut-out (premium); acoustic panel (recording studio / theatre).

**False Ceiling** is the third-most-common interior work (after [Modular Kitchen](/boq/modular-kitchen) + [Bathroom Renovation](/boq/bathroom-renovation)) — every modern Indian flat / villa with full-home renovation includes false ceiling in living + master bedroom + sometimes all rooms. Configuration: GI framing suspended from structural slab + gypsum board (modern) / POP punning (traditional) / PVC panel (utility) / Armstrong grid (commercial) + cove perimeter + recessed LED downlights + cove lighting + curtain boxes + AC duct openings + paint. Cost dominated by: ceiling material (gypsum vs PVC), total area, cove depth (200 vs 450 mm), designer multi-level treatment, and lighting count. Typical 800 sqft full-home gypsum + cove + lighting ₹1.1-1.4 lakh; premium designer ₹1.8-2.5 L.

Gypsum vs POP — the choice that decides everything

**Gypsum board** (12 mm) on GI framing is the modern default for a reason: (1) **Speed** — installation 50-70 % faster than POP; full home done in 5-7 days vs 14-20 days for POP; (2) **Surface quality** — factory-flat finish, takes paint smoothly, no visible plaster cracks; (3) **Replaceable** — damaged section can be cut out + new board screwed in, joints re-taped + painted; (4) **Cleaner job site** — dry installation, no slurry, no curing time; (5) **Joint stability** — paper-tape + putty joints stay flat over 15+ years. **POP** (Plaster of Paris) is the traditional option still widely used: (1) **Decorative cornice + mouldings** — can hand-sculpt traditional Indian / classical mouldings difficult in gypsum; (2) **Slightly lower cost** (₹15-25/sqft less than gypsum); (3) **Time-tested** by neighbourhood contractors; (4) Hairline cracks at 7-12 years on most jobs, especially in monsoon-humid coastal areas. Verdict: gypsum for everything except cornice-heavy classical interiors.

Cove lighting — the upgrade nobody regrets

A **200 mm perimeter cove drop with concealed LED strip** transforms a flat false ceiling into an architectural feature. Three lighting strategies: (1) **Warm-white static strip (2700-3000 K)** — most common, evening ambient lighting; (2) **CCT-tunable strip (2700-6500 K)** — colour-changing for time-of-day or mood; (3) **RGBW strip with DMX controller** — designer / showpiece installations. Cost: warm-white SMD 5050 LED strip 5 m + driver ₹500-900, premium 24V CCT ₹1,500-2,500 / 5 m. Including the cove drop itself, total cove + lighting cost ≈ ₹250-450 / Rft. **Why this matters more than downlight count** — downlights = functional task light; cove = mood + drama. A room with only 24 downlights feels like a clinic; the same room with 24 downlights dimmed + cove on feels like a hotel.

Frequently asked questions
**Standard drop** is 100-150 mm (flat ceiling, no cove) — barely noticeable in a 3 m room. **200 mm cove drop** is standard for living rooms with cove lighting — leaves 2.7-2.8 m clear height in a 2.9-3.0 m slab-to-floor room, which is the NBC minimum comfort threshold. **300-450 mm designer drops** are appropriate ONLY for rooms with structural slab-to-floor > 3.2 m; lower slabs make the room feel claustrophobic. **Always check structural ceiling height BEFORE designing the cove depth** — measure floor to underside of slab (not slab to slab).
