- **Ceiling type selection** — Gypsum (default, modern): flat smooth finish, takes paint well, easy to repair, professionally framed; cost ₹85-130/sqft installed. - **Cove depth + lighting** — A 200 mm perimeter cove drop (with concealed LED strip behind it) is the modern signature of a designed living-room ceiling. Cost dominated by: ceiling material (gypsum vs PVC), total area, cove depth (200 vs 450 mm), designer multi-level treatment, and lighting count. Typical 800 sqft full-home gypsum + cove + lighting ₹1.1-1.4 lakh; premium designer ₹1.8-2.5 L.
Gypsum vs POP — the choice that decides everything
**Gypsum board** (12 mm) on GI framing is the modern default for a reason: (1) **Speed** — installation 50-70 % faster than POP; full home done in 5-7 days vs 14-20 days for POP; (2) **Surface quality** — factory-flat finish, takes paint smoothly, no visible plaster cracks; (3) **Replaceable** — damaged section can be cut out + new board screwed in, joints re-taped + painted; (4) **Cleaner job site** — dry installation, no slurry, no curing time; (5) **Joint stability** — paper-tape + putty joints stay flat over 15+ years. **POP** (Plaster of Paris) is the traditional option still widely used: (1) **Decorative cornice + mouldings** — can hand-sculpt traditional Indian / classical mouldings difficult in gypsum; (2) **Slightly lower cost** (₹15-25/sqft less than gypsum); (3) **Time-tested** by neighbourhood contractors; (4) Hairline cracks at 7-12 years on most jobs, especially in monsoon-humid coastal areas. Verdict: gypsum for everything except cornice-heavy classical interiors.
Cove lighting — the upgrade nobody regrets
A **200 mm perimeter cove drop with concealed LED strip** transforms a flat false ceiling into an architectural feature. Three lighting strategies: (1) **Warm-white static strip (2700-3000 K)** — most common, evening ambient lighting; (2) **CCT-tunable strip (2700-6500 K)** — colour-changing for time-of-day or mood; (3) **RGBW strip with DMX controller** — designer / showpiece installations.
